Please read carefully the Terms of Use and Policies of homeGreece before using its services. The use of the digital platform and/or the electronic pages and/or services of homeGreece requires your unconditional agreement with the Terms of Use and its Policies. If you do not agree you must refrain from using homeGreece.
Terms of Use and privacy policy may change from time to time in accordance with industry legislation or developments. We will not explicitly inform our customers or users of our website about these changes. We recommend that you periodically check this page for any changes to the Terms of Use and its Policies.

HomeGreece is a digital platform owned by the company called "OPERATION IKE" and the distinguishing title "OPERATION AHATIS", through which two or more groups of users communicate online in order to enter into a short-term property lease contract within the framework of the sharing economy.
⦆ These conditions constitute a legally binding "Contract" agreement between users and homeGreece, which governs and regulates the access and use of the website, website and any general application from anywhere (PC, mobile, tablet, etc.) and if you have access to them. By using these you indicate that you consent to and accept the Terms of Use and Policies of homeGreece.
HomeGreece follows the provisions of the General Regulation on Data Protection - GDPR (EU) 2016/679 of the EUROPEAN PARLIAMENT and of the COUNCIL of 27 April 2016 on the protection of individuals with regard to the processing of personal data and on the free movement of such data and repealing Directive 9 5/46/EC’. For more details on personal data and their protection please see the relevant page (GDPR) of homeGreece.
Hosts shall be solely responsible for complying with the formalities necessary for, and in connection with, the rental of their property through homeGreece, as provided for by the applicable legislation, of homeGreece and for failing to observe them correctly.
HomeGreece provides some relevant information, but this in no way constitutes legal advice. Any questions about your obligations and rights with regard to short-term leases as hosts and/or guests should be addressed to the competent authorities and seek legal advice from an authorized Judge

1. Services provided by homeGreece®

1.1 HomeGreece is a digital platform through which two or more groups of users communicate via the Internet for these users to enter into a short-term rental contract for property in the context of the sharing economy. Its functioning is governed by the provisions of Article 111 of Law 4446/2016, as applicable.
1.2 In homeGreece, real estate may be built up in the following categories:
(a) a compartment;
(b) domicile, with the exception of monodomes which have been classified as such by reason of the abolition of the establishment of horizontal property;
(c) any other form of building with structural and functional autonomy;
(d) rooms within apartments or apartment buildings.
1.3 The duration of the lease via homeGreece may be from one (1) to three hundred sixty-four (364) days.
1.4 A condition for the suspension and rental of immovable property through homeGreece is the manager of the immovable property:
(a) be entered in the "Short - term Residence Property Register" kept by the Independent Authority for Public Revenue (IFRIC).
(b) send evidence of registration to homeGreece.
(c) where it has a Special Operating Mark (SIP) in accordance with the provisions of Articles 1 to 4 of Part N. 4276/2014 (A'155) and § Point 5 of Article 46 of the Treaty. 4179/2013 (A'175), and if it is not registered in the Register of Short-Term Immovable Property, send the evidence of acquisition of the Special Operating Mark (SPA)
Note:
(a) that the entry in the Register of Short - term Residence is made per rented property.
(b) that the homeGreece, as legally required, will indicate the registration number in the Register of Short Stay Properties or the number of the Special Operating Mark (SPS), as applicable, in a visible place of the suspension of the property, and in any means of projection associated with it.
(c) that the short - term real estate manager is defined as the natural or legal person or any legal entity, who undertakes the process of suspension of property on digital platforms for the purpose of short - term lease and generally arranges for the short - term lease of the � P; A property manager may be either owner of the property or nominee or receiver or sublessor or third party.
1.5 Information on other services may also be provided and displayed through homeGreece.
1.6 HomeGreece may withdraw, without prior notice, letters which do not comply with the requirements and/or the provisions of the law.
1.7 HomeGreece does not enter into leasing contracts with its users. The relevant contracts shall be concluded directly between them.
1.8 HomeGreece, while making every effort to check the correctness of the posts, does not guarantee or promise i. the existence of the legal and factual properties of the buildings, ii. the accuracy of the user identification details; (iii) conduct and, in general, compliance with the promises made by the parties to the lease contract. Before leasing any property and/or any other service provided through homeGreece, you must exercise due care and diligence.


2. Using the digital platform

2.1 Right of use of the digital platform of homeGreece, have  natural and legal persons with legal capacity, under Greek law, that is to say natural persons who have reached the eighteenth year of age and legal persons legally incorporated.
2.2 HomeGreece may set more specific terms and conditions for its use.
2.3 With a view to promoting homeGreece and the property provided through it, user and real estate data may also appear on other websites and/or applications of all kinds. HomeGreece may translate with the use of relevant automated tools of these posts, with no responsibility for any incorrect translation of them.
2.4 HomeGreece may contain links leading to third party pages which are not under its control and therefore homeGreece has no responsibility for their content. HomeGreece provides these links (links) only for informing visitors. Their use is not mandatory and the fact that they are contained in homeGreece does not imply that it approves or accepts their content.
2.5 Users in homeGreece accept and undertake not to use real estate and any other product or service they lease through it in a manner contrary to the law.

3. Subscribe to the digital platform

3.1 The use of homeGreece is subject to successful registration.
Upon registration, each user shall declare that he or she has full legal capacity and, if you register on behalf of a legal person, that you are his or her legal representative
3.2 Any user may cancel his registration at any time he wishes.
3.3 Each user must provide accurate information and update it in any case of change.
3.4 Each user is responsible for ensuring the confidentiality of his data. If it is suspected that this information has been lost, stolen or altered or that someone else is using the information of another user, the latter must immediately inform homeGreece.
3.5 HomeGreece may activate functions that allow users to authorize other users or third parties to take actions affecting their homeGreece account.

3. Subscribe to the digital platform



3.1 The use of homeGreece is subject to successful registration.

3.3 Each user must provide accurate information and update it in any case of change.

3.5 HomeGreece may activate functions that allow users to authorize other users or third parties to take actions affecting their homeGreece account.

4.Suspension Content

4.1 HomeGreece will enable users to upload photos and other information about their real estate(s) to the digital platform. This information will be available for viewing by all users and/or third visitors of homeGreece.
4.2 Users are solely responsible for compliance with the provisions on the protection of intellectual property in relation to photographs and in general with the information posted in homeGreece.
4.3 By posting the photos and general information by the user, the user shall allow, grant and grant homeGreece the unlimited right/license to use and/or reproduce in any medium and form, in whole or in part, all or parts of the photos and general information in order to be presented to third parties on the Internet in such a way that anyone has access to them wherever and when he chooses. The above exclusive concession/license is irrevocable, has no local restriction, valid for the whole world and for the duration of legal protection.
4.4 All content of homeGreece, displayed by or in accordance with the previous article, shall be displayed by users thereof, including, but not limited to, distinctive titles, signs, images, graphics, photographs, drawings, texts, services and products provided, shall be intellectual property of homeGreece or third parties from which homeGreece has been licensed for its own exclusive needs and for its operation, unless otherwise stated, and protected in accordance with Greek and European law and relevant international conventions. It shall be prohibited to carry, by any replication, the content of homeGreece or to create a derived work based on it without the prior permission of homeGreece.
HomeGreece grants users the non-exclusive, untransferable, staff, limited right of access, use and presentation of homeGreece and its contents, provided that all copies of homeGreece (a) retain all intellectual and property rights notices and (b) link to homeGreece.
4.5 Users in homeGreece accept and undertake to use the services, information and data on the digital platform in accordance with the law and rules of good faith and merchandise. For example, they accept and vow that they will not use homeGreece for sending, publishing, sending by e-mail or transmission in other ways:
i. any content with an illegal, harmful, threatening, offensive, disturbing, defamatory, defamatory, obscene, obscene or dragonfly character,
ii. any content that constitutes a breach of the confidentiality of another, shows empathy, or expresses racial, national or other discrimination, or may cause harm to minors in any way,
iii. any content for which he is not entitled to transmit in accordance with the law or contractual or management relationships (such as internal information, property and confidential information acquired or disclosed as part of industrial relations or covered by confidentiality agreements),
iv. any content that infringes any patent, trademark, trade secret, copyright or other property rights of third parties;
v. any content containing viruses, malicious or harmful content, or any other codes, files or programs designed to interrupt, cause damage, destroy or hinder the operation of any software or computer hardware,
vi.any content intentionally or unintentionally infringes Greek and/or European law, or may harass third parties in any way and any content used to collect or store users' personal data.


5. Remuneration of services

HomeGreece receives remuneration for the services provided in accordance with its current pricing policy, which may change without notice. For further information please see

6. Special conditions for hosts

6.1 Hosts must be honest in describing these properties and characteristics and in reporting any possible defects and/or restrictions in the use of what may affect their use. Any photographs and/or video must render the true state and not be misleading. HomeGreece reserves the right to require the posting of a minimum number of photos and information regarding the property. HomeGreece will always consider that the real estate is managed exclusively by the natural or legal person to whom it has given a name and user password. Any delegation of such management by the host to a third party shall in no way affect the obligations of the host towards homeGreece, nor shall it release him from liability in the event of a breach of the conditions of use and of the policies of homeGreece by him. HomeGreece does not have any contractual or other relationship with that third person whose access to the digital platform in no way can be considered to give rise to any right in his favor vis-à-vis homeGreece. On the contrary, any acts and/or omissions may establish rights for homeGreece against both him and the host user.
6.2 Hosts must clearly indicate the amount of the daily rent, any guarantee required, any special conditions for the use of their property (e.g. smoking prohibition, total number of visitors, arrival and departure times, type of use of property, etc.) and any offers.
6.3 From and through the suspension of property in homeGreece and for as long as it remains on the digital platform, the host may not dispose of his or her property in any other way, nor may he enter into any agreement concerning the property outside the digital platform of homeGreece.
6.4 HomeGreece recommends that hosts insure their property to a trustworthy, legally functioning insurance company, after taking into account and understanding the relevant conditions and any exceptions to the insurance.
6.5 The owner shall fix the price for the disposal of the property freely. However, the price quoted in homeGreece is binding on the host who is not entitled to enter into particular arrangements with the visitors concerned, nor to set conditions which conflict with the terms of use and the policies of homeGree
6.6 As from the acceptance of a tenancy proposal, the host shall conclude a contract binding on him, which he shall comply with, and if he fails to comply with it he may face the legal consequences envisaged.
6.7 The way, series and general the presentation and appearance of the post are freely and exclusively determined by homeGreece, and depends on a set of parameters which may be modified at any time and a notification by homeGreece.
6.8 HomeGreece reserves the right to refuse to register or to withdraw existing immovable property where the information provided does not meet the conditions for its use. He shall also be entitled to withdraw a post, and in any case where the host user fails to comply with the conditions of use and the policies of homeGreece.

7. Special conditions for visitors

7.1 Visitors shall contribute directly to the hosts and, therefore, must comply with any more specific conditions (e.g. smoking prohibition, total number of visitors, arrival and departure times, type of use of property, security payment, payment method, etc.).
7.2 Visitors who contribute to the hosts shall have full legal capacity, be legally authorized if they contribute on behalf of third parties, have custody of the minors and/or be legal representatives of the legal persons to whom they contribute.
7.3 Compliance with the conditions and policies of homeGreece and the conditions of hosts shall be the responsibility of all guests individually and in all cases who are responsible under Greek law.
7.4 Visitors shall be bound to pay the total rent due even if they withdraw before the agreed lease period.
7.5 Visitors shall undertake to withdraw from the property immediately after the end of the agreed lease period. In the event of non-withdrawal, hosts may take the legal measures provided for by law against the visitor or visitors who do not withdraw from it and seek any compensation.
7.6 If hosts also offer other services and/or products, visitors should be particularly vigilant and take due care and care to understand the conditions.
7.7 Visitors must inform their hosts of any medical and/or other problems and/or special needs which may affect their residence on the property.
7.8 The lease covers the agreed number of visitors and therefore visitors are not allowed to accommodate third parties.

8. Policy on detentions, cancelations and rebates

8.1 Hosts and visitors may by mutual agreement amend the terms of the contract.
8.2 Visitors may cancel their detention at the time of arrival (check - in) in accordance with the more specific conditions of the cancelation policy, which shall also describe the policy of returning any advance.
8.3 HomeGreece may cancel detention without justification. In that case, any advance paid shall be reimbursed in full.


9. Ratings and comments

9.1 Hosts and visitors will be able, within a limited time frame after the end of the visit, to assess and comment on the property and/or the visitor or host respectively. These comments and assessments are personal to users and are not welcomed or condemned by homeGreece. HomeGreece shall not intervene in such assessments and comments except where such assessments and/or comments are offensive and do not respect the rules of good conduct.
9.2 These assessments and comments will remain on the digital platform of homeGreece for a period equal to the time of the property’s stay in it, and will return if it is restored to the platform.

10. Damage to property. Resolve Conflicts

10.1 Visitors shall, when they leave the premises, hand over the property to the condition in which they were taken on arrival (check - in).
10.1 Visitors shall be personally and severally liable to the hosts for the compensation and/or compensation of any damage caused by their act and/or omission.
10.2 HomeGreece is third in this dispute, but it may (but is not required) help to resolve it by helping to communicate between guests and hosts. In this case, visitors and hosts must cooperate with homeGreece by providing it with clear and complete information and relevant evidence. The role of homeGreece is exclusively that of assisting in the resolution of the dispute, and it is explicitly clarified that homeGreece acts neither as a judicial body nor as an alternative means of resolving disputes. The right of any Party to bring an action before the competent judicial bodies shall in no way be affected by the conditions of use or by the policy of homeGreece.

11. Taxes

11.1 Hosts shall be solely responsible for the payment of any applicable taxes, charges and charges to the Greek State and/or any other competent authority.
11.2 HomeGreece must and will comply with the provisions of Greek law on the provision of information to tax and audit authorities.

12. Limitation of Liability

12.1 HomeGreece shall not be liable for, and shall not be liable for, any damage or damage caused by the cancelation of detentions, their failure to execute or their delay in execution, for any reason. It does not guarantee the availability of services and/or products displayed in homeGreece. Information on the products and services available via the website is provided in HomeGreece "exactly as they are". HomeGreece is not responsible for any damage caused and/or technical problems encountered by users and/or third parties when attempting access to and during homeGreece from any cause. Nor shall it be liable for acts or omissions of third parties and in particular unauthorized third party interference in products and/or services and/or information available through homeGreece.
12.2 HomeGreece shall make every effort to ensure that the digital platform is free from viruses and other malicious or harmful content. However, it cannot guarantee that using it (including any content accessible via it) will not harm your computer or other device. It is the user's responsibility to ensure that they have the appropriate equipment (including appropriate antivirus software) to use the site safely and to control anything that can harm their computer or other device. HomeGreece shall bear no liability towards third parties for any loss or damage suffered as a result of a virus or other malicious or harmful content arising from or through it. That restriction is governed and interpreted in accordance with Greek law. Nothing in these Conditions of Use shall preclude or limit any liability that may not be limited or excluded from the applicable legislation. If a disclaimer clause is deemed to be void, then this clause will be considered to be independent and will not affect the validity and validity of the other disclaimer clauses.

13. Validity And Independence Of Provisions

Where any condition of these Conditions of Use or other condition from other parts of homeGreece is declared illegal, invalid or inapplicable by a competent court, this shall not affect the validity of the other conditions, which remain valid.


14. Waiver

Failure or delay of homeGreece in exercising any right conferred on it by these Conditions of Use and other rights from other parts of the digital platform cannot be interpreted as waiving or modifying those rights. HomeGreece may waive entitlement only with an explicit written statement.

15. Applicable Law and Dispute Settlement


These Conditions of Use and any other conditions from other parts of homeGreece are governed by Greek law. Any dispute, dispute or dispute over their implementation and interpretation will be resolved by the competent courts in Athens. The Company and users state that before submitting the dispute to the courts, they will seek to resolve the dispute in friendly ways, namely through mediation in Athens, English or Greek.
